The scheme proposals evolved alongside the emerging Local Plan, through which the site was identified by Charnwood Borough Council as a proposed development allocation. The site forms part of a wider strategy to deliver around 700 homes in Barrow upon Soar, supporting the provision of a new primary school. In response to this, the Masterplan for the site incorporates land for the new primary school within a well-connected and accessible location. This approach establishes a strong relationship between new homes and community infrastructure, while creating a defined arrival point to the village from the north.
Outline and hybrid planning applications were subsequently submitted to support the emerging spatial strategy and facilitate early housing delivery alongside essential community provision within this key allocation.
